The assumptions behind every example

90% of contributed capital supports loan commitments; 10% stays in cash. Annual modeled costs equal 3% of contributed capital: 1.5% management, 0.5% operations, and a 1% credit-loss allowance.

The model assumes scheduled collection and repayment, all origination fees retained by the fund, no performance fee, no borrowing, and no compounding. Development loans average 85% of committed funds outstanding. Income excludes return of original capital.

Fees, idle capital, delays, early repayment, and losses change results. Collateral does not guarantee repayment; losses can exceed the allowance and include invested principal. Investor distributions depend on available cash and the final fund terms.
