WHAT YOU TAKE AWAY
A credit report can tell you where you stand. Our job is to help you decide what to do with that information. Your Mortgage Readiness Roadmap brings the priorities, the reasons and the next conversation together.
Built around your circumstances, your available funds and the home you have in mind.

Let’s talk about thisYOUR NEXT CHAPTER
The essentials of your personalized action plan.
The items that deserve attention first, with the mortgage goal behind each recommendation.
Debt reduction considered alongside the money needed for your purchase or refinance.
The records needed to clarify your credit history, verify changes and prepare your file.
What progress to share with us and what we need to reassess your financing options.
Your goal sets the direction. We help organize the way forward.
BEFORE YOU BUY ANOTHER CREDIT-REPAIR PROMISE
A mortgage also depends on income, monthly obligations, available funds and program requirements. A credit strategy should account for all of them.
“Dispute everything.”
Identify genuine errors. Support corrections with documentation and consider any mortgage review requirements.
“Just reach this score.”
Evaluate the entire mortgage picture: credit, income, debt, cash and potential loan programs.
“Pay everything off first.”
Prioritize thoughtfully. Weigh debt reduction against the funds you need to purchase or refinance.
Be wary of guaranteed deletions, instant score jumps or blanket disputes. Legitimate errors deserve correction. Your financing goal deserves a complete plan.

We evaluate debt-paydown priorities alongside monthly obligations, down payment, closing costs and reserves. Every dollar needs a purpose.
We consider potential loan programs, credit requirements and documentation needs together, so your next steps support the financing you want.
Buying, refinancing or preparing for a future move—we begin with your goal, timing and concerns.
With your authorization, we review the relevant credit information alongside income, debts and available funds.
Your personalized action plan identifies what to address, what documentation to gather and which financial changes to discuss with us first.
We coordinate with our partners, review documented progress and reassess your financing options as your file develops.
Yes. Bring the reason you were given and tell us what you want to accomplish. We can evaluate the obstacles and help you understand whether preparation or a different financing path may be appropriate.
Scores can differ by scoring model, credit bureau and date. We focus on the credit information used for the mortgage program under consideration, together with the rest of your application.
Keep making your required payments. Before making large extra payments, closing accounts or opening new credit, let us evaluate how the change fits your mortgage plan. Dispute genuine errors with supporting records; accurate, current negative information generally cannot simply be erased. You can dispute errors yourself for free.
IIMBC leads your mortgage strategy. Our credit partner supports the credit-report review and available documented update services. Our processing company partner helps organize supporting records and coordinate file requirements. We work together to better position your application for lender review.
We commit to a thoughtful review, clear priorities and personal follow-through. Score changes, timing and loan approval depend on your individual circumstances and lender requirements; they cannot be guaranteed.
Start with your goal, expected timing and any questions or prior lender feedback. We will explain the scope, any applicable costs and required authorizations before work begins. Your IIMBC contact will arrange the appropriate way to share financial documents; do not email credit reports, account numbers or Social Security numbers.
